252 Bouverie is a prime office building in central Milton Keynes.

Owen successfully won the tender for the designand installation of full mechanical services of this fast-track 14-week project.

The Owen design team were given a brief outline on the clients final requirements and given the task to produce a design that would be achievable in the time scale, plausible due to the very limited plant space and affordable for the limited budget.

The comfort cooling is provided by a Mitsubishi Electric VRF Heat Recovery units supplying ceiling concealed ducted fan coils. The client required the option to allow each floor to be multi tenanted which made for the VRF systems to be installed within the very limited roof plant space where the redudant chiller was once located.

Due to limited plant space and multi tenant option required an alternative method to a central AHU plant was now needed to supply fresh air throughout the three floors. The favoured design was now to install multiple Lossnay units within the limited ceiling void which could produced the sufficient air changes as well as keep noise levels down to the desired requirements.

As energy efficiency was at the forefront of this project Owen decided to install a Mitsubishi Electric ECODAN hot water system. As well as working hard in helping to design a BMS system which could run all the plant efficiently.

The result of allthis hard work was rewarded with the achievement that the building was given a ‘very good’ in the BREEAM ratings.
